🧫 Mold Policy

Mold can develop anywhere moisture and poor ventilation exist. Because both property conditions and tenant habits play a role, GPS Renting treats mold prevention and response as a shared responsibility between owners and residents.

To help prevent mold and reduce liability for all parties, GPS includes a Mold Guideline Addendum with every lease. Residents must review and initial this form at move-in, confirming they understand their responsibilities and how to prevent mold growth.

1️⃣ Purpose

This Mold Policy provides guidelines for preventing, identifying, and addressing mold in rental properties managed by GPS Renting.

Our goal is to:

  • Maintain healthy living conditions for residents.
  • Protect the integrity and value of your property.
  • Ensure compliance with Washington State health and safety standards.

2️⃣ GPS / Landlord Responsibilities

a. Preventive Maintenance

  • Keep the property in good repair and free from moisture intrusion points, such as roof leaks, faulty windows, or plumbing issues.
  • Ensure ventilation systems (bathroom and kitchen exhaust fans) are working properly.
  • During inspections, check for early signs of water damage or humidity problems.
  • Respond quickly to any resident reports of leaks or excess moisture.

b. Responding to Mold Reports
When a mold concern is reported, GPS will:

  • Investigate within 48 hours of receiving the report.
  • Address the source of moisture (e.g., leaks, condensation, or drainage problems).
  • Remediate affected areas according to safety and industry best practices.
  • Communicate clearly with the resident throughout the process.

c. Professional Remediation
For mold larger than 10 square feet, GPS will coordinate with licensed mold remediation professionals to safely remove the affected material.

After remediation, we’ll complete any necessary restoration (e.g., drywall replacement, sealing, or ventilation upgrades) to prevent recurrence.


3️⃣ Resident Responsibilities

a. Daily Prevention
Residents are educated on mold prevention through the lease addendum and are expected to:

  • Keep the home properly ventilated by using bathroom and kitchen fans.
  • Wipe down wet surfaces (showers, sinks, counters) and avoid standing water.
  • Clean regularly in moisture-prone areas.
  • Use dehumidifiers in humid seasons or rooms with limited airflow.

b. Reporting Maintenance Issues
Residents must:

  • Report water leaks or moisture problems immediately to GPS.
  • Maintain cleanliness and cooperate with any inspections or repairs.
  • Allow timely access for remediation vendors when necessary.

c. Tenant-Caused Mold
If mold growth results from negligence or poor ventilation practices, the resident may be financially responsible for remediation costs.

Examples include:

  • Failing to use fans or dehumidifiers.
  • Ignoring visible mold or moisture buildup.
  • Not reporting leaks or condensation in a timely manner.

4️⃣ Owner Role

As the property owner, you can help minimize mold risk by:

  • Approving repair work promptly when leaks or water damage are reported.
  • Ensuring the property’s roofing, siding, gutters, and windows are in good condition.
  • Authorizing regular maintenance such as gutter cleaning and caulking around wet areas.
  • Keeping your insurance policy active for coverage of water or mold-related claims (if applicable).
